A boiler quote is a proposal for equipment, installation work and handover responsibilities. Comparing only the appliance price misses much of the decision. Start by asking each installer to describe the assessed problem, proposed system and included work, then compare the totals on the same basis.

This guide concerns comparing domestic gas-boiler installation quotes in the UK. It is not an installation specification or a recommendation that replacing a boiler is the right choice for your home. Other fuels and heating systems require their own assessment and qualifications. Building-control arrangements also vary across the UK, so confirm the route applicable to your property.

Have the proposal assessed for the actual home

Give prospective installers the same information: the existing heating arrangement, known faults, hot-water needs, intended work and any restrictions on access or timing. Ask what they need to inspect before providing a firm quote. A price based on photographs or a brief description may contain assumptions that an inspection later changes.

Request the proposed boiler model, type and output in writing, together with the installer’s explanation of suitability. Do not select output solely from a bedroom count or assume that the largest appliance is automatically preferable. The contractor should explain the assessment supporting the proposal and identify unresolved information that could change the recommendation or price.

Keep the assessment separate from the sales offer. If one quote recommends retaining existing components and another replaces them, ask both contractors to explain the difference. That is a technical scope question before it is a price question. A lower total may represent a different plan, while a higher total needs a clear explanation rather than being treated as proof of quality.

Check the person who will carry out gas work

HSE’s domestic gas guidance explains the importance of using a Gas Safe registered engineer who is competent for the work involved. Ask who will actually attend, including any subcontractor. A familiar company name or a logo on a quote does not replace checking the relevant individual’s registration and work categories.

The Gas Safe Register consumer guide explains the ID-card check. Confirm that the details and qualifications relate to the proposed work. Keep a record of the business providing the quote and its contact details, but do not confuse an administrative record with a technical inspection of the finished installation.

Break the installation into understandable components

Items to clarify in each written quote
Component What to request Comparison risk
Appliance Exact model, type and assessed suitability Different specifications hidden behind a brand name
Installation and associated work Included labour, assessed alterations and exclusions Assumed existing conditions change the price
Controls Included controls, compatibility and setup Optional equipment mistaken for standard scope
Removal and making good Disposal, access and restoration responsibilities Separate costs omitted from the headline figure
Handover and paperwork Commissioning, instructions and applicable certification Unclear responsibility after installation

Ask the installer to identify any proposed work involving the flue, pipework, condensate arrangements or existing system components. These are categories for a qualified assessment, not instructions to alter them yourself. The quote should explain what is included, which conditions it assumes and how discoveries during the work will be handled.

Also clarify practical access: moving furniture, protecting surfaces, working hours, removal of the old equipment and making good disturbed finishes. A contractor may price some of these tasks separately or exclude them. Record responsibility explicitly so that two apparently similar installation totals do not conceal different obligations for the homeowner.

Understand the controls being offered

Energy Saving Trust describes heating controls such as programmers, thermostats and radiator controls. Ask which controls are proposed for your system and how they will work together. A connected device is useful only if its functions, compatibility and everyday operation suit the intended installation and household.

Request a demonstration as part of handover and ask whether an app, account, internet connection or paid service is needed for any advertised function. Separate essential system operation from optional remote features. Do not add a quoted saving to your budget as guaranteed income: actual consumption depends on the property, system, settings and use, not merely a product label.

Move from headline price to matched scope

  1. Confirm the assessed heating proposal.
  2. List included equipment and installation work.
  3. Resolve exclusions and conditional allowances.
  4. Check controls, handover and paperwork.
  5. Compare the complete agreed totals.

Compare a complete fictional total

Suppose Quote A lists £2,400 for its base installation, £250 for the chosen controls, £180 for specified associated system work and £120 for disposal. These invented amounts total £2,950. Suppose Quote B is £3,100 and includes the same agreed items. On those assumptions, B is £150 more expensive.

For this example, all figures are assumed to include VAT where applicable; no additional tax is added. In a real comparison, ask each business to state the tax treatment clearly. Do not apply a blanket tax adjustment to one quote while leaving another inclusive figure unchanged. The example illustrates addition, not a typical price for any boiler or region.

If A excludes a required item that B includes, the £150 difference is not yet a complete comparison. Request the missing price or mark it as unresolved. Likewise, keep a personal contingency reserve outside the agreed contract total. A reserve is money you choose to retain for uncertainty, not permission for the contractor to spend it without an agreed variation.

Set the process for changes before work starts

Ask how the contractor will document newly discovered work, explain alternatives and obtain agreement to additional cost. Record any allowance and what it covers. “Subject to survey” is different from a fixed price based on a completed inspection, and neither phrase should be interpreted without reading the accompanying conditions.

Check the payment stages, quote expiry and expected timing. Keep promises about the start date, interruptions and completion in the same written record as the scope. If financing is offered, compare its total payable separately from the installation cash price; the monthly payment alone does not describe the full cost of the work.

Clarify certification and aftercare

GOV.UK’s building-regulations guidance distinguishes approval from planning permission and describes competent-person routes, with different arrangements signposted for Scotland and Northern Ireland. Ask which requirements apply locally, who will handle them and which documents you should receive. Do not assume one UK-wide paperwork process applies to every property.

Read the appliance warranty and installer workmanship terms separately. Ask who handles a fault, what is covered and which registration, maintenance or record-keeping conditions apply. Avoid assuming that every warranty has identical service intervals or exclusions. Keep the invoice, installation records, manuals and warranty confirmation in a place you can find later.

Use the home project budget tool to list the agreed scope and separate reserve. Check timing against the monthly budget tool, and see our methodology for how this comparison was prepared. Tools can organise figures; they cannot assess gas safety, system design or the suitability of a contractor’s technical proposal.

Keep three decisions distinct

  • Technical: qualified assessment and suitable installation scope.
  • Financial: complete price, payment stages and agreed changes.
  • Aftercare: documents, operating instructions and service contacts.

Common questions

Is the boiler’s retail price enough to compare installations?

No. Installation labour, associated work, controls, disposal and handover can differ between proposals. Ask for the complete written scope and total, then resolve exclusions. Two contractors quoting the same appliance can still be proposing materially different work at the property.

Should I choose a boiler output from the number of bedrooms?

Do not use that single detail as the whole assessment. Ask a qualified installer to explain the proposed type and output using the actual property and household requirements. This guide does not provide a sizing calculation or determine which appliance is suitable.

What should I check on the engineer’s registration?

Check the actual person who will perform the gas work and the relevant work categories, following Gas Safe Register guidance. Ask about subcontractors as well as the company issuing the quote. A business logo alone does not answer every qualification question.

Are the example installation prices current market averages?

No. The amounts are invented to show how separate quote components add together. They do not estimate costs for your home, location or boiler. Obtain actual assessed quotations and compare their scope and tax treatment before interpreting a difference in price.

Does a smart thermostat guarantee a lower bill?

No saving is guaranteed here. Ask which functions are compatible with the proposed system and useful to your household. Actual energy use depends on several factors, and an advertised saving should not be treated as certain money available to repay the installation.

Should disposal and making good be included automatically?

Do not assume they are. Ask the contractor to state what removal, disposal and restoration are included and what remains your responsibility. Identifying these items before agreement helps prevent an apparently complete price from leaving practical tasks and costs unresolved.

Is a contingency part of the contractor’s agreed payment?

A personal reserve is separate unless the contract expressly establishes a different arrangement. Keep it distinct in your budget and agree a written process for variations. Holding money for uncertainty does not by itself authorise additional work or establish its price.

Are building-control procedures identical across the UK?

No. Confirm the requirements and paperwork route for the property’s location and proposed work. GOV.UK signposts different arrangements for Scotland and Northern Ireland. Ask who is responsible for the relevant process and which completion documents you should retain.

Does the appliance warranty cover every installation problem?

Read the manufacturer warranty and the installer’s workmanship terms separately. They can address different responsibilities and conditions. Ask who to contact about a fault and what records are required, without assuming that one warranty replaces every other obligation or remedy.

What should be explained at handover?

Ask for operating instructions, a demonstration of the installed controls, relevant documents and clear aftercare contacts. Confirm any account or connectivity requirements for optional features. Keep the information with the invoice so future questions do not depend on remembering a verbal explanation.
